Responsibilities

Reporting and Presentations

  • Create and manage dashboards and reporting for measuring and communicating portfolio performance, investment tracking, and decision support ,i.e., trends, risks, opportunities, etc
  • Development, implementation, and execution of standard monthly and quarterly reports and dashboards to provide operations and executive leadership with visibility into capital project status, return on investment, as well as building and asset performance (KPI’s)
  • Prepare various project and portfolio presentations to be used by internal and external stakeholders
  • Create proforma models for acquisition, development, and disposition of real estate, highlighting opportunities, risks, and feasibility.
  • Assist in financing activities for real estate development projects and run the business capital projects, including but not limited to project cost monitoring and projections, as well as monthly cashflow forecasting.
  • Work closely with Finance and EPMO teams to design and implement financial reporting and reconciliation requirements

 

Market Intelligence, Transactions, and Business Case Support

  • Provide analysis and recommendations to support Real Estate investment strategy, land use decisions, development options, lease vs. buy/develop scenarios, etc. by remaining current with regional Canada-wide real estate trends through market research and benchmarking, 3rd party reports, as well as economic and industry due diligence,
  • Assist with due diligence, i.e., business case development for construction & development projects, as well run the business capital facility improvements and repairs.
  • Present analytical findings in clear, compelling presentations, identifying risks and opportunities on real estate portfolio operating costs as well as capital investments.
  • Collaborate with internal stakeholder teams on business case development, providing dude diligence, financial and other support on a wide range of development projects. 
  • Building and maintaining financial models to support strategic decision-making and investment evaluation.
  • Contributing to real estate due diligence, including transaction structuring, partner evaluation, and scenario testing.
  • Contribute to the preparation of real estate transactions, highlighting opportunities and risks.

Additional Responsibilities

Real Estate Controls and Continuous Improvement

  • Utilize best in class market benchmarks and other KPI’s to evaluate all aspects of Purolator’s processes and controls to drive continuous improvement.
  • Assessment of data systems, data quality, etc to identify opportunities or real estate management system opportunities.

Relationships

  • Foster strong working relationships across the businesses, and work proactively to identify opportunities for Real Estate to act as a strategic business partner
  • Communicate effectively with brokers, consultants, contractors, landlords, etc to build strong relationships and driving project success.
  • Close collaboration with various teams across the organization including Construction & Development,  Field Operations and Network Strategy.

Education

  • Degree/diploma in Business Commerce, Business, Research/marketing Research or similar.
  • 5+ years experience in Business Analytics, Commercial Analytics, etc
  • Prior experience in the Real Estate and/or Commercial facilities field an asset
